Being in a resort town like Sun Valley, means many buyers are looking for 2nd (or 3rd) homes and more often than not call another city their permanent residence. Because of that, finding the perfect property as an out-of-town buyer can present some challenges. However, I am very versed in serving out of town buyers (and sellers) and have come up with a few tips to make it as stress-free as possible.

  1. Online Homework – Thankfully, technology continues to help the process of buying or selling from a far. With thorough internet search tools, digital signing services and virtual reality, you can learn a lot about a property without ever stepping foot within its walls. However, even with all the online search tools, it is important to partner with an agent that knows the area and can provide some in-town commentary regarding any prospective properties
  2. Know What You Want – While this may seem like a no-brainer, it is imperative to be somewhat laser-focused when looking for property from out of town. Because you are going to be relying on online searches to trigger new property alerts, you will want to narrow down your list of requirements as much as possible so you aren’t over run with properties that don’t fit your needs.
  3. Overcome Remote Buying Jitters – It can be quite nerve-wracking to purchase a property without seeing it. However, if the market is hot and you need to put in an offer, you can always add a contingency that enables you to see the property once under contract and before moving further into the commitment.
